All parties to a residential real estate transaction in Michigan should have an attorney as there are numerous examples of fraud and contractual disputes that have cost clients thousands of dollars that could have been avoided if they had an attorney involved in the process.
The residential real estate process is loaded with many entities, including real estate brokers, salespersons, mortgage lenders and brokers, and builders that lead a person to believe that they are represented. However, the fact is that all parties are making money off you from the completion of the transactions with the exception of your attorney! You need an attorney to protect and advise you of your rights!
At Christenson & Fiederlein, PC for a reasonable attorney fee we will review and assist you with your purchase agreement (i.e. Contract), advise you of local trusted building inspectors, and refer you to a reputable title company to prepare the closing documents. Although title companies can prepare the documents cheaper and more cost effectively than attorneys, attorneys are necessary before the closing to assist with the Purchase Agreement, to assist the client regarding real estate broker’s fees, inspections, and to review the closing documents and deed for accuracy.
Residential Real Estate Services

- Review of the Real Estate Broker’s Listing Contract
- Review of the Seller's Residential Disclosure Statement
- Preparation and/or review of closing documents
- Assisting in obtaining a title company to assist with the title insurance commitment and mortgage payoff letters
- Advising the client to obtain a survey and inspections from a reputable company
- Advising the client about your closing expenses and the distribution of proceeds at the closing
- Review and assist with the preparation of the Purchase Agreement and negotiate and prepare needed changes to the agreement
- Monitor contingency deadlines set forth in the Purchase Agreement and send notices requesting extensions of deadlines or cancellation of the Contract, if necessary
- Timely raise inspection and final inspection walk-through deficiencies
- Reviewing loan documents at closing and mortgage commitments before or at closing
- Review closing documents for compliance with the Contract
- Reviewing the condition of title and title insurance requirements
- Review of the final closing statement and/or HUD 1 a government required form regarding the monies involved in a residential loan closing
